Kiwi Hybrid
The Kiwi Hybrid System merges steel and precast concrete, offering a versatile construction method that balances strength and flexibility, ideal for projects requiring a blend of durability and rapid assembly.
The future is prefabricated
The Kiwi Hybrid System combines elements of both traditional construction and modular prefabrication, offering a flexible and efficient approach to building projects. This system integrates prefabricated components, such as precast concrete and steel elements, with on-site construction techniques. The result is faster project delivery while still accommodating complex design requirements.
The Kiwi Hybrid System is ideal for projects that benefit from the speed and precision of prefabrication but also require customization or site-specific adaptations. By blending modular and traditional methods, this system optimizes time, cost, and quality, making it suitable for a wide range of applications, including Heavy & Light Industrial Buildings, Commercial & Office Buildings, Schools and Universities, Hospitals and others.

Design-Build
Design-build is a modern project delivery method where a single entity—the design-builder—is responsible for both the design and construction phases of a project.
Unlike the traditional design-bid-build model, which involves separate contracts and multiple stakeholders, design-build fosters a streamlined, integrated process. This method emphasizes collaboration among all parties, including architects, engineers, trades, and subcontractors, ensuring that the project evolves smoothly from conception to completion.
The Canadian Construction Documents Committee (CCDC) 14 offers a standard contract specifically designed for Design-Build Stipulated Price projects. The use of CCDC documents streamlines the contract stage, benefiting from the familiarity with the contract clauses
With one design-builder there is no finger pointing between architects and contractors. One entity takes responsibility for the project.
The design-build approach can significantly reduce project timelines, allowing the owner to realize benefits sooner.
The stipulated price provides predictability and helps the owner stay within budget.
The owner deals with a single entity, simplifying project management and communication.
Design-build firms take responsibility for quality. They are motivated to ensure that the project meets or exceeds expectations
The design-build firm assumes much of the project risk, reducing the owner’s liability for unforeseen issues.
Evolution of Design-Build
Progressive design-build (PDB) is an advanced variant of the traditional design-build model. In PDB, the design-builder is selected based on qualifications rather than just a proposal. This method fosters a closer collaboration between the owner and the design-builder, starting from the early stages of design. Owners are actively involved throughout the project, making PDB an excellent choice for complex or large-scale projects where early collaboration can significantly impact the outcome.
For Kiwi Newton, PDB represents the next evolution in design-build, offering even greater opportunities for innovation, cost savings, and project success. By engaging with the design-builder from the outset, owners can ensure that their vision is fully realized, with the design-builder providing expert guidance throughout every phase.

Prefabricated
Kiwi Newton manufactures the components of the Kiwi Bridge System in our steel and precast manufacturing facility.
We utilize automation for precision, quality and risk mitigation. When we design, manufacture and build our projects we have the ability to adapt and react to any changes quickly and effectively.
About Kiwi
Since 1994, Kiwi Newton Group has been a pioneer in innovative construction, delivering comprehensive design-build solutions that span planning, design, prefabrication, construction, and maintenance.
Our rich history began with industrial projects and has expanded to encompass residential, commercial, and institutional developments. At the heart of our success is our dedicated team, whose collaborative spirit and expertise drive our commitment to quality and client satisfaction.
Leveraging advanced modular and prefabricated methods, we ensure efficiency, sustainability, and excellence in every project we undertake.
Kiwi Newton is on a mission to provide high-quality, affordable, and sustainable construction at scale.
To provide clients with a ‘single source‘ solution for all of their construction and development needs.
The Kiwi Hybrid System is a construction method that combines off-site prefabrication with traditional on-site construction to deliver faster, flexible, and cost-effective building solutions. It is a combination of all our manufacturing capabilities. A project using the hybrid approach would contain precast components from the Kiwi Precast System, and fabricated steel elements.
In essence, all projects have some form of Hybrid strategy. However, we typically see this mix of elements in use cases such as: Heavy & Light Industrial Buildings, Commercial & Office Buildings, Schools and Universities, Hospitals and others.
Unlike fully modular systems, the Kiwi Hybrid System blends prefabricated components with traditional construction techniques, allowing for greater customization and adaptability to complex designs.
This is a large benefit to partnering with a General Contractor who has modular construction capabilities. We will work with you to choose the perfect strategy to building your project.
Prefabricated components are manufactured off-site while on-site work occurs simultaneously, shortening overall project timelines and reducing delays.
The Kiwi Hybrid System works best with the Design-Build approach, where a single entity handles both design and construction, ensuring seamless integration between the prefabricated and on-site elements.
Design-Build allows for better coordination between design and construction, reducing delays and ensuring that prefabricated components are integrated smoothly into the project.
While the Kiwi Hybrid System can be adapted to other project delivery methods, Design-Build offers the greatest advantages in terms of speed, cost, and coordination for hybrid projects.
