Our Process

working with Kiwi

Interested in working with Kiwi Newton Group? While each project is unique, our process tends to follow the same steps:

1. Inquiry and Vision Sharing

Connect with us and share the details of your potential project, including your requirements, preferences, zoning considerations, and any existing drawings you may have. Click Here to get the process started.

2. Budget Proposal

After we learn about your project, we will prepare a budget proposal. This provides a high-level cost estimate (Class D estimate) for budgeting and proforma purposes. Although these budgets do not include detailed line items, they are typically accurate within 5-10% of the actual cost.

3. Pre-consultation Preparation and Class B Estimate

Typically, projects will have a pre-consultation meeting with the city. It is helpful to have preliminary design drawings of the project with some basic massing, project statistics (GFA, qty of units, qty of parking spaces, etc.). We can develop this design package for a small fee (dependent on project size). At this stage, we suggest obtaining all necessary reports and surveys (geotechnical reports, soil reports, environmental reports, site surveys, etc.).  From the new layout and reports, We will perform a Substantive Estimate (Class B) and develop a scope of work document, including allowance for site works and servicing (exact scope to be determined after SPA comments).

4. Site Plan Application (SPA)

We will work with you, the chosen Architect, and the other required consultants (civil, landscaping, specialty consultants) to handle the site plan application process. If you do not have an Architect or consultants involved yet, we will gladly recommend companies that know our building method. The SPA management contract will be with us, and we will hire all the necessary consultants with your approval.

5. CCDC14 – Design-Build Stipulated Price Contract

Once the project scope is clearly defined, we will complete a definitive estimate (Class A) and full scope of work proposal which will be used for a CCDC14 contract between you and us as the Design-Builder. Kiwi will assemble the full project team, develop permit ready drawings and manage the building permit process.

6. Fabrication, Mobilization and Construction

Once the building permit is issued, we initiate the construction phase, and you’ll see your project taking shape.

7. Occupancy and Commissioning

The final step involves commissioning the building and handing it over to you.

8. (Optional): Maintenance Contract.

Kiwi Newton is committed to our work, and we offer maintenance services for all our constructed buildings. We aim to be your partner even after construction is complete.

Other modular solutions are trying to solve one problem in an interconnected web of inefficiencies. We are addressing the whole equation; a single-source solution for planning, developing, designing, building and maintaining.

Combining our modular solutions with the other divisions of our company, we can design the building, manufacture the modular components, prepare the siteworks, install the building, finish it, and get it ready for occupancy.

When construction companies vertically integrate themselves like this, they can solve inefficiencies and drive down cost throughout the whole process.

From Design to Occupancy.

Our approach considers that affordability, especially housing affordability, is not just about the upfront capital cost of building the project.

Affordability must be maintained long-term. Otherwise, cheap buildings will be constructed, and the burden of cost will be pushed into the future in the form of costly repairs, updates and expensive ongoing operations costs (electricity, gas, maintenance, etc.).

Kiwi Newton designs and builds projects that have an attractive construction cost, but also have low operating costs due to superior energy efficiency, passive designs, and reducing loads on mechanical equipment.

Most buildings constructed in the last 50 years were not concerned with energy efficiency, leading to excessive greenhouse gas emissions and a burdened electrical grid. While there is a push towards net-zero buildings, it often comes with higher construction costs.

However, the buildings that Kiwi Newton constructs are inherently energy efficient with no added cost. Our Net-Zero Ready buildings can be built for less than the average cost per square foot using the Kiwi Newton approach, offering a sustainable solution that is both environmentally friendly and cost-effective.
